Techiman North District Physical Planning Department Update

The Physical Planning Department of the Techiman North District Assembly has released its second-quarter report for 2025, highlighting key activities and achievements in promoting orderly development and sustainable land use.

Key Activities

  • Planning Education and Stakeholder Engagement Meetings: The department organized community-level planning education and sensitization sessions in Offuman-Ampenkuro and Esereso, emphasizing land use planning regulations, environmental sustainability, and land-related obligations.
  • Radio Programme: A live radio talk show was held on Gaskia FM, discussing topics such as the distinction between landlords and landowners, planning and development permits, and property rate taxes.
  • Spatial Planning and Development Management: The department drafted three local plans for Atrensuatifi, Ktyiridiagya, and Bridgeso to guide physical development and promote environmental sustainability.

Outcomes and Observations

  • Community members expressed interest in participating in the local planning process.
  • Concerns were raised over indiscriminate land sales and developments without permits.
  • Some residents were unaware of the implications of removing survey pillars.
  • Stakeholders requested stronger enforcement of planning regulations.

Development Control

  • The department received 87 development applications, all of which were vetted and approved by the Spatial Planning Committee.

Challenges and Recommendations

  • Challenges: Inadequate logistical support, limited understanding of planning procedures, funding constraints, and misconceptions about land ownership.
  • Recommendations: Increase funding and logistics for planning education, continue using FM stations for public sensitization, and collaborate with traditional authorities and the Environmental Protection Authority for environmental sustainability.
